We hear it all the time: "It's just a little deck, the county doesn't need to be involved, right?"

The Rules: In Athens-Clarke County (and Oconee), you'll probably need a building permit if your deck is:

⚠️ The "Unpermitted" Risk

Building without a permit could get you a Stop Work Order, a fine, and you might even have to tear the whole thing down. Plus, selling your house can be a pain if the inspector finds unpermitted work.

2. The Inspection Checklist

Getting the permit is just the first step. You also have to pass inspections as you go. Miss one, and you might have to undo what you've already done!

1. Footings Inspection

When: After you dig the holes, but BEFORE you pour concrete.

The inspector will check the depth (usually 12" below the frost line) and the soil.

2. Framing Inspection

When: After the joists are in, but BEFORE you put down the decking.

They're looking for correct joist hangers, proper flashing (which is critical!), and how far apart the joists are.

3. Final Inspection

When: When you're completely done.

They'll check that the railing is safe, the stairs are the right size, and you've got handrails.
